The Healthcheck is an extended survey of the buildings to diagnose the issues within a building. We recommend that a Healthcheck is carried out at the beginning of engagement with ourselves and subsequently re-visited every 5-years as an extended review of the building in conjunction with our maintenance contract; to ensure our clients are keeping ahead of the curve with the most up-to-date solutions in an ever-changing regulatory environment.
The Building Safety Healthcheck is intended to be used as a detailed follow-up to all Types of Fire Risk Assessments to make the actions noted in the FRA tangible and quantified with a prioritised approach to the scope of identified works. This is an extensive full survey of a building catering for all things affecting the fire safety of that building including active and passive fire systems: Fire Doors; Fire Stopping; Bin Chutes; Shutters; Smoke Vents; Fire Alarms; Emergency Lighting; External Cladding; Cavity Wall Examination; Fire Dampers; Fire Safety Paperwork. The product is designed to support the Building Safety Manager in interpreting and actioning the Fire Risk Assessments.
The Compartmentation Healthcheck product is designed to comprehensively address issues with the structural compartmentation within a building based on identifying each breach, prioritising and preparing a full scope of works for rectifying any breaches. Items looked at include Fire Stopping; Void Barriers; Bin Chutes; Fire Doors (Including 52 Point Check); Shutters; Visual Only Exterior Facade Assessment;
and all compartment walls.
The Cladding Healthcheck includes an Invasive survey of the external wall structure of each cladding section on a building in order to determine the build-up of the external wall system and the compliance of the materials as well as the installation. A further Calorific material test may be required if the materials cannot be identified, manufacturer and O+M information is not available, or combustible material types are found within the system on invasive inspection.- Full preparation of a report showing the situation of their existing external cladding system as an opinion.
The Fire Damper Healthcheck is a product designed to ensure that all pipework has suitable dampers where required
throughout the building and operates as designed. Includes checking the condition, location and fixing methods of the
existing dampers and identifying if any dampers are missing in all pipework through the building.
The Active Systems Healthcheck is a product focused on the Active Fire Systems within the building such as Emergency Lighting, Sprinklers, Fire Alarm, Smoke Ventilation, Fire Dampers, Fire Suppression, Wet/Dry Risers, Fire Extinguishers to assess any actions from Risk Assessments, to ensure that the coverage and specification of the systems align with the British Standards, to check that maintenance is suitable, sufficient and regular and to identify if the existing active fire system measures are suitable for the building. In addition a key function of the Active Systems Healthcheck is to identify as closely as possible the age of the systems to enable Life-Cycle reporting.
